The Long Island Housing Partnership (LIHP), in cooperation with 14 Park Place, LLC (the "Owner") and the Village of Great Neck, is pleased to announce that it is accepting First-Come, First-Served Applications for one affordable rental unit (the "Affordable Unit") in Great Neck Plaza, New York. The Affordable Unit is part of a larger rental complex containing 55 units known as "15 Bond".

15 Bond is a rental complex located at 15 Bond Street, Great Neck, NY. Each unit is located in a four (4) story complex complete with elevators.

One 1-Bedroom is available available to households earning up to 100% of the HUD Area Median Income (AMI), as applicable.

The Long Island Housing Partnership (LIHP), in cooperation with 281-301 Warner Avenue LLC (the "Owner") and the Incorporated Village of Roslyn (the "Village"), is pleased to announce that it is accepting Lottery Applications for eleven (11) new affordable rental units (the "Affordable Units") in the Village of Roslyn, New York within the rental complex known as "Bryant Plaza".

Bryant Plaza is a 54-unit transit-oriented development containing eleven (11) Affordable Units consisting of 1-bedroom and 2-bedroom rental units located at 333 Warner Avenue in the Historic Village of Roslyn. Please consult the Owner's website at https://bryantplaza.com for more information.

Pursuant to Village requirements, the Affordable Units will be available to households with incomes that do not exceed 80% and 120% of the HUD AMI as set forth below based upon unit type. Income limits are subject to change.

SENIOR RENTAL HOUSING PROGRAM - MUST BE AGE 55 OR OLDER!

The Cornerstone Hauppauge Affordable Senior Rental Housing Program consists of ten (10) affordable apartments, consisting of seven one-bedroom and three two-bedroom apartments. The apartments will be made available to eligible applicants aged 55 and over. This development is located at 135 Stonehenge Lane in Hauppauge, New York.

THE CORNERSTONE WESTBURY
AFFORDABLE RENTAL HOUSING PROGRAM

The Cornerstone Westbury is a rental complex containing eighteen (18) New Affordable Units consisting of Studio, 1-bedroom and 2-bedroom apartments. The luxurious, chic and sophisticated complex is located at 461 Railroad Avenue in the Village of Westbury, with direct access to the LIRR platform. The complex is professionally managed with modern fitness center, clubroom, courtyard and parking on-stie. Each unit will be adorned with high end finishes including open floorplans, stainless appliances, high ceilings, quartz counters, washer/dryer, central air conditioning and other amenities.

PURSUANT TO VILLAGE REQUIREMENTS, PRIORITY FOR THE AFFORDABLE UNITS WILL BE PROVIDED TO VETERANS WHO WERE HONORABLY DISCHARGED. REGARDLESS OF THE ORDER DRAWN AND RANKED FROM THE LOTTERY, HOUSEHOLDS WITH QUALIFIED VETERAN STATUS WILL BE PROVIDED PRIORITY ELIGIBILITY FOR THE 18 AFFORDABLE UNITS AND WILL BE REVIEWED FOR ELIGIBILITY FIRST.

ELIGIBILITY PROCESS (subject to Veteran Priority)
All applicants will be ranked through the use of a Lottery and not on a first-come, first-served basis. REGARDLESS OF THE ORDER DRAWN AND RANKED, HOUSEHOLDS WITH QUALIFIED VETERAN STATUS WILL BE PROVIDED PRIORITY ELIGIBILITY FOR THE 18 AFFORDABLE UNITS AND WILL BE REVIEWED FOR ELIGIBILITY FIRST.

Eligibility for the Program involves a five-step process.
STEP 1: Applicant submits a Lottery Application to LIHP to be included in the Lottery
STEP 2: Applicants names are randomized through use of a Lottery and placed on a waitlist in the order ranked, with priority provided to Veterans
STEP 3: Following the lottery, the Owner conducts a credit/minimum income/background review in ranking order, with priority provided to Veterans
STEP 4: If approved by Owner, Applicant submits a Formal Program Application, together with required documentation, to LIHP
STEP 5: If eligible, applicant works directly with Owner for lease-up

Fairfield Townhomes at Islip is a new 268-unit rental complex containing 27 Affordable Units consisting of studios, one-bedroom and two-bedroom apartments. All 27 Affordable Units will be available to households with incomes that do not exceed 80% of the Nassau/Suffolk area median income (AMI) as determined by HUD and adjusted for household size. The rents are as follows:

Fairfield Townhomes at Islip is located on approximately 30 acres adjacent to the Gull Haven Golf Course. The affordable apartments are located within a 500-unit mixed use rental complex known as Greybarn located at 805 Broadway, Amityville, NY. MEDFORD POND
AFFORDABLE RENTAL HOUSING PROGRAM

Medford Pond is a new 20 unit rental complex containing two (2) Affordable Units. One (1) unit, consisting of a 2 bedroom lower flat, is available to households with incomes that do not exceed 80% of the Nassau/Suffolk area median income (AMI) as determined by HUD and adjusted for household size and one (1) unit, consisting of a 3 bedroom upper flat, is available to households with incomes that do not exceed 120% of the Nassau/Suffolk AMI. Monthly rents are based on the Fair Market Rent (FMR) for the applicable bedroom size as established by HUD and reduced by a Utility Adjustment.

Medford Pond is a beautiful gated community with tree lined grounds. It contains amenities including a Community Center with gaming and social areas, a fitness center and tennis courts.

The initial rents, after factoring in the Utility Allowance, are set as follows:

Shoregate is a rental complex containing eighty-four (84) New Affordable Units consisting of Studio, 1-bedroom, 2-bedroom and 3-bedroom apartments. Positioned in the heart of downtown, the luxurious rental complex is located 143 4th Avenue in Bay Shore. The complex features resort-style living with numerous luxury and state-of-the-art amenities such as rooftop lounge, pool, fitness center, pavilions, game room, and library.

Eligibility for the Program involves a five-step process.

STEP 1: Applicant submits a Lottery Application to LIHP to be included in the Lottery
STEP 2: Applicants names are randomized through use of a Lottery (which may be electronic) and placed on a waitlist in the order ranked
STEP 3: Owner conducts a credit/minimum income/background review
STEP 4: If approved by Owner, aplicants submits a Formal Program Application, together with required documentation, to LIHP

THE ARBORETUM AT FARMINGVILLE
AFFORDABLE RENTAL HOUSING PROGRAM

The Arboretum at Farmingville is a 292-unit rental complex containing thirty (30) Affordable Units, consisting of 2-bedroom and 3-bedroom rental units of various styles. The complex is set on a beautiful 62-acre property located at 510 Horseblock Road, Farmingville, NY. The luxury garden-style community will have state-of-the-art amenities that will include a resort pool and cabana area, fitness center, yoga room and fitness on demand room. The community will also contain a seven-acre park with walking trails and picnic areas for use by the complex and local residents.

Eligibility for the Program involves a five-step process.

STEP 1: Applicant submits a Lottery Application to LIHP to be included in the Lottery
STEP 2: Applicants names are randomized through use of a Lottery (which may be electronic) and placed on a waitlist in the order ranked
STEP 3: Owner conducts a credit/minimum income/background review
STEP 4: If approved by Owner, applicants submits a Formal Program Application, together with required documentation, to LIHP

Steel Campus, LLC (the "Owner") is now accepting Aplications, on a first-come first-served basis, for new affordable rental units (the "Affordable Units") in Central Islip, New York within the rental complex known as "The Belmont at Eastview".

Pursuant to Town of Islip requirements, the Affordable Units will be available to households with incomes that do not exceed 80% of the HUD Nassau/Suffolk area median as set forth below based upon unit type.

INCOME LIMITS (based on 2024 HUD Uncapped Income Limits)

Studio: $87,500 1-Bedroom: $100,000 2-Bedroom: $112,500

RENTS (based on Town requirements)

Studio: $2,040 1-Bedroom: $2,307 2-Bedroom: $2,554

THE BRIO AT THE BOULEVARD
AFFORDABLE/WORKFORCE RENTAL HOUSING PROGRAM

The Brio at the Boulevard is a new 295 unit rental complex containing 30 Affordable Units. Fifteen (15) units are available to households with incomes that do no exceed 80% of the Nassau/Suffolk area median income (AMI) as determined by HUD and adjusted for household size and fifteen (15) units are available to households with incomes that do not exceed 120% of the Nassau/Suffolk AMI. Monthly rents are caped at the HUD Fair Market Rent and range from $1,530 - $2,407.

Each unit is located in a beautiful 4 story complex complete with elevators and containing an open floor plan with designer kitchens, granite countertops, and a spacious layout with hardwood flooring. The complex also contains luxury amenities such as a resort style pool, two level clubroom, and fitness and yoga center.

The Long Island Housing Partnership (LIHP), in cooperation with The Preserve at Smithtown, LLC (the "Owner") is pleased to announce that it is accepting First-Come, First-Served Applications for twenty 2-bedroom affordable rental unit (the "Affordable Units") in Nesconset, New York. The Affordable Units are part of a larger rental complex containing 180 units known as "The Preserve at Smithtown".

The Preserve at Smithtown is located at 297 Smithtown Blvd. in Nesconset, New York. This complex is a new boutique apartment community located in the picturesque hamlet of Nesconset. Situated on 23 park-like acres, The Preserve at Smithtown will offer secure, modern living, featuring a plethora of fabulous amenities and extraordinary finishes that will complement an active lifestyle. And, as a member of this luxury rental community, residents will enjoy complimentary continental breakfast with coffee every Monday thru Friday in the clubhouse. The clubhouse will also feature a state-of-the-art fitness center, lounge and games/billiard rooms, and an outdoor pool and patio with gas fire pits. The Vistas of Port Jefferson is located at 588 Bicycle Path in Port Jefferson Station, NY. Tere are thirty-six (36) affordable apartments in the community. The Vistas is a luxury rental community offering amenities including an on-site dog park, state of the art clubhouse, and outdoor recreation-complete with a heated swimming pool, grand patio with a bar, lounge area and fire pits and walking/biking trails.

Eligibility for the Program involves a five-step process.

VILLAGE BY THE BAY
AFFORDABLE RENTAL HOUSING PROGRAM

Village by the Bay is a new 117 unit rental complex containing 12 Affordable Units consisting of studios, one bedroom and two bedroom apartments. All twelve Affordable Units will be available to households with incomes that do not exceed 80% of the Nassau/Suffolk area median income (AMI) as determined by HUD and adjusted for household size. As required by the Town of Babylon Industrial Development Agency, the rent for each unit will be capped at the HUD established Fair Market Rent for the applicable size. Tenants are responsible for paying all utilities. The initial rents are set as follows:

1 bedroom unit $1,659

2 bedroom unit $2,035

Each unit is located in a multi-story complex complete with elevators and containing two full indoor lounges, WiFi in common areas, bike racks, electrical car charging, pool tale (game area), coffee lounge, outside courtyard, keyless entry and video monitoring system.

This development is located at 128 East Main Street in downtown Riverhead. There will be ample on-site parking, on-site laundry facility and special rates offered to residents for the new Health Club located on the ground floor. The development is located on Main Street in Historic downtown Riverhead with convenient access to restaurants, the aquarium and newly renovated Suffolk Theater.

At this time, LIHP is not accepting applications for the Woolworth Building.
