Now, 30 years on, Springfield it's one of the country’s fastest growing regions.
The rapidly evolving area between Brisbane and Ipswich is already home to 50,000 residents, but it’s only just getting started. The area is poised to boom, with another 100,000 people set to head to Springfield in the coming years.
The boom has been driven by a steady stream of young buyers looking for a great place to call home.
The city’s success has been forged on its reputation for great amenity and liveability, as well as its proximity to Brisbane — just a 35-minute drive away, explains Cameron Kusher, executive manager REA Group.
“It’s definitely been a success,” Kusher says.
“There has been a lot of construction over the last 20-plus years and it’s become a very popular area.
“The people that have moved in are staying, which shows it's a location with a lot to offer.”
A city in the making
Springfield has humble beginnings. The area between Brisbane and Ipswich was relatively quiet bushland.
But in 1992, when a 7000-acre block hit the market, visionary developers saw potential.
Fast forward 30 years and Springfield is teeming with cafes, schools, shopping options, road infrastructure and master planned neighbourhoods.
On a weekday, you’ll find the parks humming with young kids, and the schools filled.
Springfield has a wealth of established amenities.
While many people first flocked to Springfield due to its proximity to the nearby hubs of Brisbane and Ipswich, it has developed its own centre of gravity.
“It's got its own commercial area that operates in its own right,” Kusher explains. “It has a university and it also connects back to the Brisbane CBD by train.”
A central pillar of the city is the medical precinct known as Health City. Here residents will find the Mater Springfield Private Hospital and a whole host of other health and wellbeing services.
Meanwhile, the education facilities are second to none, with 11 schools and several childcare centres.
The state-of-the-art Springfield Central Sporting Complex is helping pave the way for the next generation of local athletes.
It's an area that also ticks the lifestyle boxes with nature walks, conservation areas, the Brookwater Golf Course, the Robelle Domain Parklands, a stunning swimming lagoon being just a few of the fun things on residents’ doorsteps.
The new 10,000-seat Brighton Homes Arena, the new home of the Brisbane Lions AFLW team, has been chosen to host the AFLW Grand Final. It will be a central part to a new entertainment precinct being developed next to the city and Brookwater Golf Course.
A bright future
With so much to offer it's no wonder Brisbane-based buyers are continuing to flock to Springfield — especially young families and first-home buyers.
Tennis superstar Ash Barty is one of them — the recently retired champ is an ambassador for Greater Springfield and hasbuilt her dream homein the area.
Home values were also up, with the median house price in Springfield rising a whopping 33% in the 12 months to October ’22, with the median unit price up 36%.
“We’re seeing strong sales continuing in the region,” Kusher adds.
The new housing generation
The popularity of the area has set the stage for Springfield Rise, the newest community designed by Lendlease.
Springfield Rise at Spring Mountain has been awarded a 5-Star Green Star certified rating.
Situated in the quiet and natural suburb of Spring Mountain, it’s already home to 6500 residents with more on the way.
“It’s the number one selling project in the Ipswich corridor and has become an ‘address of choice’ due to its proximity to a wide range of childcare centres, schools and facilities,” shares Ian Murray, Head of Queensland, Lendlease Communities.
"Springfield Rise is a community within a community, with plenty of established amenities just down the road, from retail shops to cafes in the city centre. The area is already flooded with interested buyers, he adds. So much so that in 2021, Lendlease held its first ever land auction where five large blocks with stunning views towards Brisbane city sold in under an hour.
“The auction generated over 70 registered bidders and a crowd of close to 200 watched as history unfolded in the Springfield Rise community — all blocks selling for record prices,” Ian Murray says.
